As I have mentioned before, I am no stranger to buying houses outside of my own state. Many would-be real estate investors believe that it is easier or safer to buy houses in their own neighborhoods or nearby. I am actually the opposite. I think it's easier to buy houses that are not located where I am. It's easier to do research on the property from your own home and not run all over town looking at properties. I am a firm believer that you do not need to enter a property in order to buy it. It is pretty easy to figure out what the house is worth with all the data available online today. Just pull up the data on your laptop, and run the numbers.
As far as viewing the inside of the property goes, I like to have the seller send me photos of the house, if the seller is still living in or near the house. If the house is vacant, a property manager might be able to help with photos and information about the house. Also, I can easily search Google to find a locksmith who can go to the house and put a lockbox on it with the key inside. This makes it easy to show the property to interested parties, whether it be a new homeowner, a rehabber, a landlord, or a tenant. It is old-fashioned to believe someone has to physically enter your home, in order to make an offer on it. I'm here to dispel that myth!
So how does that help you, a prospective seller? Well, you likely do not want anyone to enter your house at all during a global pandemic, much less have Open Houses and multiple showings during this weird time in our history. I can give you a virtual offer on your house for sale, without ever stepping foot on the property. I make it very easy on my sellers. I get your call or text, then do my research and make you an offer. I do not try to sell you on my offer. If it helps to solve your problem, great. If not, that's OK too. Once we agree on price and terms, I email you a Purchase and Sale Agreement. Once you sign that and return it, I send the documents to the closing attorney who will run the title search and prepare for closing. You do not even need to attend closing. All docs can be signed in advance; all funds may be wired to and from the real estate attorney's office.
