I am usually busy in the schools every day, but with this break, I would like to talk to you about my side business, buying houses. I have been doing this for several years, and have bought and sold houses in several different states. So let’s get down to it:
HOW I CAN BUY YOUR HOUSE
1. SUB-2 - For Those Who Have a Mortgage (I Make Monthly Payments to the Bank)
During these trying times, if you anticipate having trouble paying your mortgage and you need to sell your house fast, please let me know. I can buy your house very fast, if it meets my criteria (mainly that the mortgage is current and the house will rent for more than the monthly payment).
One of the ways I buy houses is by taking over the mortgage payments. If you’re not familiar with this, it is called buying the house “subject to the existing mortgage,” and you can google it. There is even a line for it on the settlement statement. We do not ask permission from the bank; it is not a loan assumption. I simply begin making the payments after closing.
2. SELLER FINANCING - For Those Who Own Their Houses “Free and Clear” (I Make Monthly Payments to You)
Also, if you own a house free and clear and would like to turn it into an annuity which will bring you income every month (without the hassle of tenants and toilets), please feel free to contact me, as I buy homes with no mortgages, too.
I always close with a real estate attorney. You will not have to pay any real estate commission (I’m not an agent); you will just be responsible for paying the closing costs.
3. ATTENTION AGENTS:
If you have a listing for a house that has not sold and the sellers are highly motivated to sell fast, we can work together! The sellers would be responsible for your commission and closing costs, and we can close in 30 days or less.
